Why are these Properties not selling, and clogging up the Real Estate Ads ?
The Property owners have been told , " A recovery is just around the corner , after the election , hold on , we will get you a better Price ".
This idea has no reality, and creates Prices that are artificially high and is responsible for distorting the Market.
Therefore you must deal with a Mortgage Broker who is not controlled by a Real Estate Agent .

There is a never ending number of Property Spruikers who will tell you that Property is on the up and up ,
And that Property will increase in value every year by 10% ad infinitum.
But the reality of the Property Market is that it is flat at this stage of the Property Cycle.
Astute Property Investors and Home Buyers will find bargains during this stage of the Property Cycle.
If you want to purchase a Bargain the essential factor is to work with a Mortgage Broker who will represent you as the Buyer , against the pitch of the Real Estate Agent , who may be trying to get an artificially inflated price for the Seller.

I was to speaking several distressed Home sellers from the Southern Fleurieu Peninsula region recently. All had similar stories , they had their Homes on the Market for up to 18 months with no genuine offers.
In each case I found that Real Estate Agents had given them unrealistic expectations as to what Price they could expect to receive for their Properties.
The reality is that Property Prices have dropped in this region and other regions around Australia, but many Real Estate Agents are in denial about this ,which is creating distress amongst the Property Sellers.
