1 – Good Debt
2 – Bad Debt
Good Debt is for Income Producing Assets ,
Bad Debt is for Non-Income Producing Assets.
An example of a potential Income Producing Asset would your Home or an Investment Property.
Personal Loans and Car Loans in this sense are Bad Debt ,
because they are for Non-Income Producing Assets.

You should not in most cases mix Good Debt with Bad Debt by Consolidating your Loans .

The pitch from these Brokers is ,
"I will wave the Harry Potter Magic Wand over your Personal Loans and Car Loans and make them disappear.
Presto ! They've vanished !
We have tipped them into your #mortgage ,
and now you don't have to worry about them any more".

The problem with the Harry Potter approach is that
it will increase your risk of defaulting on your Home Loan.
In most cases your Personal and Car Loans
should not be added to your #HomeLoan,
as this decreases the amount of available equity
that you have available,
and it adds unproductive debt
to the valuable asset of your #Home .
